Subdivisions

A subdivision or lot split is the legal division of any lot into two or more lots, for the purpose of sale, lease or financing, now or in the future. Almost all lot splits/land divisions require governmental review and approval. Exemptions are listed in Section 8201-4 of the County Subdivision Ordinance. Land divisions are regulated both by State law and by the Ventura County Subdivision Ordinance.

Parcel Map Waivers

The California Subdivision Map Act (Map Act) governs the subdivision of land in California. Section 66428 (b) of the Map Act is an ordinance by which a local jurisdiction may provide a procedure for filing a map waiver request. The requirement for a Parcel Map can be waived pursuant to Ventura County Subdivision Ordinance Section 8202-3. However, before waiving a Parcel Map, the County must make specified findings, including, but not limited to, a finding that the proposed "subdivision" complies with the Map Act and to any local subdivision ordinance, and the subdivision meets the requirements relating to improvement and design, floodwater drainage control, public road improvements, sanitary disposal facilities, water supply, availability, and environmental protection.

Tract Maps

Tract Maps customarily involve the subdivision of land into 5 or more parcels. The requirements for an adequate Tract Map application do not lend themselves to a "do-it-yourself" project. The Planning Division recommends that all potential applications for Tract Maps contact the Planning Divisions Discretionary Permit Coordinator, Winston Wright, for an application packet and important pre-submittal information.
